There will be a $65.00 admin service fee plus cost of repair for any preventable maintenance request deemed due to tenant neglect, example include
-Jammed Garbage disposals
-Overloaded circuit breakers (GFCI resets)
-Clogged toilets
-Hvac issues due to dirty AC filters
-Tenant needing help learning a smart Thermostat or any other appliance. (Info for these products can be found online and youtube)
-Mailbox location or mail key assistance
-non wear and tear Cosmetic repair/issues requests not noted in move in sheet.
-Commons area issues such as disputes over parking spots.
We expect tenants to make an attempt to fix these simple issues .
PLEASE troubleshoot your work order first before submitting work order,
MOST MINOR REPAIRS CAN BE FIXED BY UTILIZING YOUTUBE/GOOGLE FOR TUTORIALS
Example - “What to do if my garbage disposal isn’t turning on ?”
Excessive Non emergency work orders submissions will result in a $35 Admin fee charged to tenant.
Work order Fee Whenever Tenant requests Landlord to take any action not required of it hereunder or give any consent required or permitted under this Lease, Tenant will reimburse Landlord for Landlord’s reasonable, out-of-pocket costs payable to third parties and incurred by Landlord in reviewing the proposed action or consent, including reasonable attorneys’, engineers’ or architects’ fees, within thirty (30) days after Landlord’s delivery to Tenant of a statement of such costs. Tenant will be obligated to make such reimbursement without regard to whether Landlord consents to any such proposed action.
